Whispering Palms is a golf course community of 616 homes tucked into the San Dieguito Valley along the western edge of Rancho Santa Fe, accessed through a single entrance at Cancha de Golf and bordered by Via de la Valle to the north, San Dieguito Road to the south, and Fairbanks Ranch to the west. The community was master-planned by Newport Pacific (led by developer Richard Cavanaugh) beginning in 1962, with the original architecture by Jon Ebert, and it was built out in phases over several decades rather than all at once. The earliest phase, The Greens (Greens I, II and III), consists of approximately 210 of 1 and 2-story detached single-family homes dating to the 1960s and 1970s. Attached-home development followed in the 1980s, led by Davidson Communities, which built the guard-gated Alcala de Rancho Santa Fe (122 luxury townhomes completed in 1988), alongside the Villas I and Villas II condominium and townhomes and the single-story condominiums of Bel Mondo. The most recent addition, Palma de la Reina, added 54 luxury apartments plus a small retail center in 2021, rounding out the neighborhood’s build-out. About 140 homes back directly onto the 27-hole golf course at the heart of the community. Architecturally, the homes range from mid-century, Mediterranean and ranch-style detached homes in The Greens to two-story Mediterranean-style townhomes and condos in the Alcala, Villas and Bel Mondo enclaves. Homes throughout Whispering Palms typically offer 2-4 bedrooms and 2-4.5 bathrooms, with living space ranging from roughly 1,120-4,657 square feet, and lot sizes reaching up to about 0.28 acres for the detached homes. Whispering Palms sits just steps from La Valle Coastal Club, the 200-acre private club formerly known as Morgan Run Club & Resort that overhauled all three nines of its 27-hole championship golf course along with new pickleball, tennis and padel courts, a renovated fitness center and spa, and a reimagined boutique hotel and dining program. A small on-site retail center near the community entrance adds everyday convenience with a dry cleaner, salon, dental office and fitness studio, so residents rarely need to leave the neighborhood for quick errands. For more extensive shopping and dining, the Village of Rancho Santa Fe, Del Rayo Village and Flower Hill Promenade are all within about a 5-minute drive, and Interstate 5 is easily reached via Via de la Valle, putting the beaches of Solana Beach and Del Mar just a few miles away. Families in Whispering Palms are generally served by the Solana Beach School District feeding into the San Dieguito Union High School District (with options including Earl Warren Middle School, Pacific Trails Middle School, Torrey Pines High School and Canyon Crest Academy); the Rancho Santa Fe Elementary School District’s R. Roger Rowe School is also nearby and may be an option depending on the specific address.
Whispering Palms does not have one single master HOA; instead, each enclave within the community maintains its own association and fee structure. The home associations fee start at around $100 per month. As for pricing, the homes start at $1.6M for attached condos and townhomes in the Villas and Alcala, while detached homes in The Greens are listed starting at $2M.
