South Pointe Farms is a gated, equestrian-oriented community of custom estate homes tucked into the Rancho Santa Fe area of San Diego, sitting east of Olivenhain along the northwest border of The Covenant. The land was originally subdivided in the 1970s, and homes have been built out individually since the early 1980s ranging from roughly 2-7 acres (some as large as 5.4 acres). Today the neighborhood totals 52 custom residences, each designed independently rather than from a single builder or model plan, which gives South Pointe Farms an eclectic mix of architectural styles, from Mediterranean and Spanish Colonial to contemporary ranch estates. A short drive brings residents into Encinitas for additional shopping and dining, along with favorites like Mille Fleurs, Veladora, and Union Kitchen & Tap, as well as Del Rayo Village and the Flower Hill Promenade. School assignment depends on location: homes within The Covenant boundary are served by the Rancho Santa Fe School District (R. Roger Rowe School) with Torrey Pines High School, San Dieguito Academy, or Canyon Crest Academy, while the roughly 14 homes outside the Covenant boundary fall within the Encinitas Union School District, attending Olivenhain Pioneer Elementary, Diegueno Middle School, and La Costa Canyon High School.
