You’re not going to be a competing with multiple offers and also you’re going to be able to get it at the terms you’re interested in. For example, you want to make an offer contingent upon inspection so if there’s a problem with the house you’re able to back out and get your earnest money deposit. You may want to make it contingent upon your loan. If your loan doesn’t go through you’re not bound to buy it. You did not have these contingencies or this much leverage as a buyer a couple months ago so don’t wait for the market to change because you are going to put yourself in a position where you will be competing with a lot of buyers and you’re not going to be able to get a house with the terms you’re interested in.
