The River Estates is an intimate, guard-gated enclave of just 14 custom estates in Rancho Santa Fe, located along a single double cul-de-sac street, The River Trail, at the corner of Via De Santa Fe and El Apajo, east of the Morgan Run golf course and bordering the San Dieguito River and its adjacent open-space wildlife preserve. The land was originally developed by Rancho Santa Fe builder Jim Ford, Inc., with most residences completed between 2005 and 2008. Every estate was custom designed, many in a Mediterranean or Tuscan-influenced style, with long driveways, circular motorcourts, and privacy gates. Homes range from 4,087-12,200+ square feet with 4-7 bedrooms, and lot sizes reach nearly 1.9 acres, with many properties featuring resort-style grounds, pools and spas, and expansive outdoor living areas.
Residents are within walking distance of Fairbanks Village Plaza for everyday shopping and dining, and just minutes from the historic Rancho Santa Fe Village and Chino Farms, the region’s famed specialty produce market. Freeway access is easy via the Via de la Valle or Del Mar Heights Road exits to Interstate 5, and the beaches of Del Mar are less than 7 miles away. Children in The River Estates attend Solana Santa Fe Elementary, part of the Solana Beach School District and consistently ranked among the top elementary schools in California, including Earl Warren Middle and Torrey Pines High School in the San Dieguito Union High School District. Families also have private options within walking distance, including Horizon Prep and The Nativity School.
The River Estates is governed by its own homeowners association, The River Estates of RSF, established in 2004; monthly dues start at $1,000. Home prices start at $4.8M for a single-story estate, while largest custom residences may reach as high as $12M-$13M.
