Risks of Buying a New Construction Home in 2021!

If you are considering purchasing a new construction home I would like to share some insight with you on what I have seen in this current market. 

For example I have had a few instances where the builder isn’t working with an agent on the buyers side, meaning that you as a buyer are liable for everything that you sign. 

This can be a little bit daunting for buyers because it means that they don’t always know what the contractual obligations are in the fine print, that an agent acting in your best interest would be able to help you understand. 

Something else that I have experienced in this market is that when buyers end up going with a builder, the builder is not privy to a specific price. Most of the time, with demand being so high, it means that only the highest and best offer wins. 

So all that time the buyer has spent waiting for their new home to be built, they missed out on an established home because someone else bought it and they are stuck paying exponentially more than what they can comfortably afford, because the amount isn’t what they quoted it to be at the beginning of the build.
