Property tax for residential properties is approximately 1.1% to 1.25% of purchase price, depending on the exact location of the property and other details (please consult a tax advisor for your specific situation). Taxes are paid yearly in two installments; 1st installment due in November and 2nd installment due in February.

San Diego County operates on a fiscal year that starts on July 1st every year. This is the reason the “first installment” is due at the end of the calendar year while the “second installment” is due at the start of the calendar year.

You pay property taxes from the date you close on your purchase; also known as the escrow date. Let’s assume,  your escrow date was 6/21/2019. Fiscal year for taxes starts 7/1. Seller had already paid taxes up to 6/30/19. You gave a prorated credit to Seller for 6/21-6/30 at escrow. You get a bill in October. Current property tax due date of 11/1 is for taxes of 7/1/19-12/31/2019. Next tax bill is due in February 1st for 1/1/2020-6/30/2020.
