The Summit is a gated, hilltop community of 22 custom-built estate homes in Rancho Santa Fe, accessed via Vista Rancho Court at the eastern edge of the Covenant, just north of Del Dios Highway. Development in the community began in 2004, with homes designed and built individually by a variety of custom builders. Each residence reflects its own architectural vision, with many having Mediterranean and Spanish Colonial influences common throughout Rancho Santa Fe. Homes in The Summit range from approximately 5,400 to more than 12,000 square feet, with 4-9 bedrooms and as many as 8 or more bathrooms in the larger estates, set on generously sized lots that run up to roughly 2.4 acres.
Residents of The Summit are just a short drive from the boutique shopping and fine dining of the Village of Rancho Santa Fe, with nearby golf and country club options including The Bridges, The Crosby, Fairbanks Ranch Country Club, Del Mar Country Club, and Morgan Run Club & Resort. Del Dios Highway provides convenient access to I-5 and CA-56, and the beaches of Cardiff and Encinitas are less than 10 miles away. School assignment depends on where a home sits within the community: homes in the northern portion fall within the Rancho Santa Fe School District for elementary and middle school, while homes in the southern portion are served by the Solana Beach School District for elementary and the San Dieguito Union High School District for middle school; all Summit students attend Torrey Pines High School.
The Summit is governed by The Summit at Vista Rancho HOA, with monthly dues around $398–$400 to maintain the gated entry and common areas. Given the community’s small size of just 22 homes, inventory is limited and pricing can move quickly; homes range from roughly $4M-$10M or more depending on size, lot, and view.
