• In July 2026, single-family home sales jumped by 57% compared to July 2025. Last year, 21 single-family homes were sold in July, but this year 33 single-family homes were sold.
• Condominium sales, however, dropped by 100% year-over-year. In July 2025, 2 condominiums were sold, but in July 2026, zero condominiums were sold.
• The condo market shift is directly linked to higher mortgage interest rates, strict financing guidelines (such as SB326 balcony inspections), and higher HOA fees that are affecting buyers’ budgets.
Advice for Sellers:
• You are in a very good situation if you are a seller of a single-family home in Carmel Valley
• Because of the strong demand, your home might sell very quickly and at a premium price.
• Make sure to price your home correctly from the start and present it in the best condition possible to attract buyers.
Advice for Buyers:
• With higher interest rates, rising HOA fees, and strict financing guidelines impacting budgets, be prepared and clear on your financing—especially if you are looking at condos.
• Work with a trusted agent to help you navigate the market and make competitive offers.
Good News:
• The 57% increase in single-family sales shows that buyers are still eager to purchase homes in Carmel Valley, keeping the market highly active.
