What is a great deal in real estate?

To understand how to find a “great deal,” we first need to know exactly what that means. In real estate, a great deal is not just a low price; it is about value.  Here is how you can identify a great deal:
• Buying for less than the neighbors – you buy a home for a lower price than other similar homes in the same area
• Instant equity – this happens when you buy a home, spend a little money to fix it, and the home’s value jumps up by much more
The “right” location – agood location makes the home a smart investment
• Future potential – a home that will be worth much more in the future. This could be because the neighborhood is getting new parks and shops, or because the lot is big enough to add an extra room or an ADU (guest house).

How to find great deals in San Diego

1. “Value-Add” Homes
These are properties that might need just a little love, like fresh paint, new carpet, or other minor updates. They’re often priced lower, and with a bit of effort, you can make them stand out.
