San Diego Homes are Selling Fast

This week (November 2-9), San Diego buyers are back in the market. If you’ve been wondering whether things are picking up, the answer is yes. The biggest sign of change is the sudden jump in homes going into escrow. These pending sales show what buyers are actively looking for homes, and this week, the activity is still high.

• Detached homes: up by 5% 
• Condos/townhomes: up by 9.6% 

Experts are saying it’s a great time for buyers because mortgage rates are lower now compared to earlier in 2025, and there are more houses available for sale than there were last year. Although the National Association of Realtors noted that pending home sales in the Western U.S. dropped by 5.3%, San Diego’s market is doing well and seeing more activity.

Detached Homes (Single-Family Homes)
• Homes are selling 5 days faster, now averaging 19 days
• Inventory is shrinking
• Prices are going up
The 4-week rolling average price is now $1,034,375, which is up 2% from the previous period. Even though this is still about 3% lower than last year, buyers are finding better value than in 2024.

Attached Homes (Condos & Townhomes)
• This side of the market is even busier
• Pending sales jumped 9.6% in one week
• Inventory is 32% higher than last year – meaning, more options
• Homes are selling 8 days faster
• The average price are up 1% to $673,862
• Buyers clearly like the choices and the price point.

This is your heads-up. Buyers who were “waiting for the right time” are now making moves. With condo pendings jumping almost 10%, competition is back.
Good news: there are still more options than last year — you just need to be ready to act.

This week is your go signal to sell. Homes are not only getting more attention — they’re selling faster by 5–8 days. And as one report suggests, rising rolling prices show that “new demand is supporting higher prices.”
