• Increase in Sales: Lawrence Yun, the chief economist at NAR, says that sales of existing homes will increase by 14% in 2026. New homes will see a smaller rise of 5%.
• Stable Prices: Home prices across the country are expected to rise by 4%. Yun assures that prices won’t go down.
• Job Growth: The economy is expected to add 1.3 million jobs, which will help support the housing market.
• Current Challenges: For the past few years, it’s been hard to buy a home because it’s too expensive for many people. The average age of first-time homebuyers has reached 40, showing that it’s tough for younger families to own a home.
Past Market Trends:
• Last year, Yun hoped that the housing market would improve sooner, predicting a 9% rise in existing home sales by 2025. However, those sales didn’t grow as expected.
• The forecast now is that existing home sales will stay the same through 2025, with new-home sales seeing a small drop.
What to Expect in 2026:
• Mortgage rates, the interest you pay on home loans, will likely be about 6% in 2026. This is better than the 6.7% average we’re seeing now, but not as low as the 3% seen during the COVID-19 pandemic.
• If mortgage rates go down even a little, it could help more people buy homes.
