The San Diego City Council has made significant changes to the rules for Accessory Dwelling Units (ADUs) in the city. These changes aim to balance the need for more housing with concerns from local residents.
Changes to ADU Regulations
1. Limited Number of ADUs per Lot
• Previously, there was no strict limit on the number of ADUs allowed on a single property. Now, depending on the size of the lot, homeowners can add only four, five, or six ADUs.
2. Safety and Infrastructure
• New rules include ensuring evacuation routes are accessible.
• Fire sprinkler systems must be installed in certain ADU developments.
• Parking requirements are being enforced for developments not near public transit.
3. Affordable Housing Incentives
• For every affordable unit built, developers can add one market-rate unit.
Effects for Homeowners
Positive Effect: Enhanced safety and infrastructure improvements from community enhancement fees could lead to increased property values and better neighborhood amenities.
Negative Effect: The new limits on ADUs and additional building requirements may reduce potential rental income and increase the cost of property development.
These changes reflect an effort to ensure that ADU development supports community needs while addressing residents’ concerns. Homeowners and developers must adapt to these new rules as they plan future projects.
